Phil Peabody is the chief lending officer for Capital Farm Credit and is responsible for overseeing association lending operations. He has been a member of the Capital Farm Credit team for more than 15 years, most recently leading the association’s Enterprise Risk Management function as chief risk officer. His background includes managing corporate lending relationships for widely syndicated loans across the Farm Credit System. In addition, Peabody served as a branch manager and loan officer in West Texas. Prior to joining Capital Farm Credit, he worked for ADM as an oilseeds merchandiser. Peabody has B.S. and M.S. degrees in agricultural and applied economics from Texas Tech University.

Dr. Lynn Krebs joined the Texas Real Estate Research Center staff in 2022, bringing an extensive background in commercial real estate, rural land, and property tax consulting. He began his career in 1992 at the Center as a graduate assistant to Dr. Charles Gilliland.

He earned his bachelor’s degree in agricultural economics and master’s in land economics and real estate, both from Texas A&M University in College Station. Lynn earned his Ph.D. from Georgia State University while working for the Institute of Professionals in Taxation in Atlanta. From there, he returned to Texas as Senior VP of a Dallas-based student housing development firm. In 2007, Lynn turned his focus to commercial real estate and property tax consulting. In his last role before joining the Center, he served as CEO of a consulting firm, which he led for eight years through tremendous growth and successful private equity investments.

Nicolas is a fourth-generation Colorado native and the owner and operator of Gnarly Post Hops Farm. He holds a master’s degree in education for wine and fine spirits and consults on multiple aspects of the trade. When certified in 2015, Nicolas was one of only three Department of Higher Education Master Educators in the Wine and Spirits trade.

A three-tour U.S. Army veteran, Nicolas served in Kosovo, Iraq, and Afghanistan with the 173rd Airborne Infantry Brigade. During his service with the 173rd, he was awarded a Combat Jump Star in Iraq and a Bronze Star with Combat Valor citation from Afghanistan.

The company operates in all 50 states and has unlocked an average $1,700/acre deduction for more than 5,000 customers.

Dr. Bud Dinges earned a Bachelor of Science degree in Animal Science at Texas A&M University and Doctor of Veterinary Medicine degree from the Texas A&M College of Veterinary Medicine. Among many leadership roles in animal agriculture and veterinary focused organizations, his experience includes veterinary service in private mixed animal practice settings and many years with the Texas A&M University College of Veterinary Medicine and Biomedical Sciences, Department of Large Animal Medicine and Surgery as a Clinical Assistant Professor and primary patient care provider for Texas Department of Criminal Justice animals. The Texas Animal Health Commission welcomed Dr. Dinges as a field veterinarian in 2019, where he was later promoted to region director. Since 2023, Dr. Dinges serves as the TAHC executive director and Texas state veterinarian.

David Kerns, Ph.D. is a Professor, Extension Specialist, State IPM Coordinator, and Associate Department Head for the Department of Entomology at Texas A&M University. His current research and outreach emphasis is in pest management and developing IPM programs for cotton, corn, sorghum and soybean, and insecticide and Bt resistance in Helicoverpa zea and Spodoptera frugiperda. Over the past five years, he has contributed to 37 refereed journal articles and 14 Extension publications and has been invited to present research results and insect management recommendations at 61 conferences.

Nathan Yates has over 20 years of experience in real estate and energy, representing property owners and leveraging prior in-house roles with development companies. His practice now focuses on land use and development for property owners, including acquisitions and divestitures; resolving easement, encroachment, and title issues affecting site use; oil and gas leasing, pipeline rights-of-way, renewable energy leasing for wind, solar, and battery storage, as well as data center land transactions.

Prior to joining Braun & Gresham, Nathan spent eight years developing wind, solar, and battery energy projects in-house with independent power producers. He has also spent the last two decades negotiating oil, gas, and water pipeline rights-of-way and leases. Yates is a sixth-generation Texas landowner whose ancestors settled in Texas over 180 years ago.

E. V. “Rusty” Adams III is the research attorney at the Texas Real Estate Research Center at Texas A&M University. He has served the Center in this capacity since 2016. Adams provides the public and real estate professionals opportunities to learn about Texas real estate law by writing articles and reports for the Center’s publications and by speaking to groups around the state. A Bryan native, Adams earned degrees in Management and Marketing from Texas A&M before earning his Juris Doctor from Baylor University. He practiced law, including real estate transactions and litigation, for 12 years in the Bryan-College Station area prior to joining the Center.

Craig Brown, Esq., IPX1031® Senior Vice President and Regional Manager, began his career in Like-Kind Exchanges in January 1999 and has facilitated over 23,000 exchanges ranging from $40,000 to $2 billion, with a total asset value estimated at over $30 billion. Craig earned a BBA in Finance from Baylor University and a J.D. from Baylor Law. He is a frequent speaker on 1031 Like-Kind Exchanges and trains commercial and residential real estate agents, attorneys and CPAs on the topic.

Raised in a cattle ranching family in Texas, Kyla earned a B.S. in Animal Science and an MBA in Finance from Texas A&M University, later launching a corporate career at Koch Industries in mergers, acquisitions, and energy asset management.

Julia Parenteau (PAIR-en-toh) is the Director of Public Policy for Texas REALTORS®, the 150,000-member, state-level association that represents Texas real estate professionals, consumers, and private-property owners. With more than two decades of experience in real estate advocacy, Julia has worked with state legislatures, city councils, and county commissions in Texas, Minnesota, and California. She has also been extensively involved with the National Association of REALTORS®’ federal policy and advocacy efforts and served as the 2019-2020 Chair of NAR’s Government Affairs Directors.

David Light is a recognized leader in luxury international recreational real estate, known for his expertise in large land acquisition and marketing. He co-founded the Land Broker Co-op and LANDBrokerMLS.com in 2019 to address rising costs and industry pressures, helping grow the platform to more than 1,000 member-owners and 15,000 members. Previously, David co-founded and published Open Fences Magazine, widely regarded as North America's premier rural real estate publication, until its successful sale. Born in Southern England, he moved to the United States in 1991 and built a career rooted in his passion for land, hunting, fishing, and equestrian pursuits.

CT Adams is the Chief Operating Officer of the Land Broker Co-op, where he oversees operations, technology strategy, and member growth initiatives for the nation's only broker-owned platform serving rural real estate professionals. With a background spanning operations management, digital infrastructure, and marketing, CT has played a central role in modernizing the Co-op's technology stack and expanding its national footprint. He is deeply focused on data ownership, industry transparency, and building tools that empower land brokers and agents.

Megan Turnipseed, ALC, is a Texas real estate broker, land specialist, educator, and speaker with nearly two decades of experience spanning residential real estate, farm and ranch, land development, and commercial opportunities.

Based in Georgetown, Texas, Megan leads the Turnipseed Real Estate Group with Keller Williams Lone Star, serving the rapidly growing Central Texas market. She holds the Accredited Land Consultant (ALC) designation through the REALTORS® Land Institute and teaches REALTORS® from across the nation about farm and ranch transactions, land contracts, and the transition from residential to land.

Steve Atkinson has spent sixteen years selling land in Utah and Idaho, from farms and lodges to multi-thousand-acre ranches and 1031 exchanges. He is Principal Broker for Utah with Fay Ranches and an associate broker in Idaho. Along the way he started building his own tools, and those became Pathcrest, AI software for land brokerage that RLI recently accepted as a Member Advantage Program Partner. He has taught AI workshops for the RLI Colorado Chapter and at the National Land Conference in San Antonio, has been a guest on RLI's Voices of Land podcast and other shows, and has written for Land Investor magazine. His focus is the AI practices that actually move the needle for land brokers. Steve is a Utah State grad and a former collegiate track athlete.
